How Much Can We Afford?

Buying a residential property

If a mortgage is required:

check the internet for deals directly from lenders
use an approved mortgage broker or financial advisor
use the calculator at www.moneysupermarket.com for an approximate guide of what you can borrow

Moving costs:

Buying a rental property

Make an offer, select a solicitor and agreeing the sale

Smooth Move will help negotiate a price with the Vendor and issue a Memorandum of Sale. This details the conditions of sale and agreed price and is sent to all parties including solicitors. At this point, select a solicitor if one has not already been found.

If applying for a mortgage, Smooth Move can facilitate access to the property as the lender may carry out a property valuation. It is advisable to get a more detailed structural survey, especially if the property is older.

The Conveyancing Process

During this process both parties’ solicitors will be in touch with each other until both sides are satisfied their client is protected. This process can take some months until exchange and completion of contracts, often called Completion of Sale. Any Smooth Move team member can provide more information on this.
